Every development site will differ in some way or another and it is imperative that opportunities are not missed. Examples can be the consideration of alternative schemes, different layout or land uses or the review of development costs and infrastructure provision for things like ground conditions, retaining walls and services to make sure the potential of the land is being maximised.

For larger sites some consideration of lotting or phased sales might be in order but this is often dependent on client instructions.

The sale and marketing of all our publically available sites combines traditional mediums such as newspaper advertising, sale boards and printed colour property particulars with an online presence via property portals and social media and this web site. We maintain a database of developers and applicants seeking projects and this along with the contacts built up over many years secures us an insight into market demand and knowing who to call. By way of insurance all our publically available sites are entered into our monthly publication “Development Matters” which has a circulation of approximately 1,000 copies.

Presentation is important but so is gathering together the technical information we know will need to be available before buyers will exchange contracts so we always like to have available as much technical information on ground conditions, utilities and any abnormal costs so that we can quickly answer prospective buyers questions and make subsequent legal processes smoother.

Acquisitions (retained clients)

We maintain knowledge of the sites available via other agents and direct from landowners and by always keeping in touch with sites for sale across the region at any one time, our acquisitions service is often used by those wishing to buy development land on a retained client basis.

The planning process is constantly changing and as well as offering initial advice to the landowner we can also help with more detailed issues such as development allocations and local plan representations through to outline or detailed planning applications and appeals as well as negotiating and advising on Section 106 agreements and viability issues.

We work closely with planning consultants and architects in preparing site sketches along with full planning and building regulation drawings. By working together in this way we ensure our client benefits from market driven advice during the design process as our particular advantage is knowing what the market is looking for so that schemes can be presented that best fit market demand.


Our consultancy service deals with everything outside marketing where we can advise on the many challenges that may need to be resolved before development can take place, such as ransom strips, rights of way, covenants and easements, access, relocation and third party land, tree preservation orders and land assembly to mention a few headings.

This service also encompasses finding cost effective solutions to issues such as drainage, contamination and ground conditions or the resolution of ecology issues.

On contractual matters we advise on options, promotion agreements and conditional contracts and in the unfortunate event that its needed, dispute resolution or expert witness work, where disagreements need to be settled.
